The frame is built from sturdy 17-gauge tubular aluminum portal frames with extra-strength tubular gutters running along all four sides, giving the structure dependable strength through changing seasons. Every panel is glazed with 4mm tempered safety glass for durability and clarity, finished in a black powder coat (RAL 9005) that reinforces the Modern's minimalist look. The foundation frame is 2.25" wide with corner anchor posts (1.5" x 1.5") that extend 12" below ground for secure anchoring — models 19'11" and longer include an additional anchor pair at the midpoint of the long wall for extra stability.

Climate control comes from a coordinated system of roof vents, a louvre side window, and push-out side windows, positioned so the roof vents exhaust rising hot air while the lower windows draw in cooler air for natural cross-ventilation. Prepare the foundation, anchoring, site clearance, water access, and installer support for a smooth setup.

Foundation prep

The Modern M34 should be installed on a flat, level, and stable foundation capable of supporting its full 10'2" x 15' footprint. A solid base helps support the tubular aluminum frame, the 4mm tempered glass wall and roof panels, and the added weight of the sloped shed-roof structure over time — and because the M34 covers more ground than the compact M23, precise leveling matters even more to keep corner posts aligned and doors hanging square. Exaco recommends an 8" wide concrete strip foundation built down to your local frost line, with a 4"–6" hole left at each corner so the anchor posts (which extend 12" below ground) can be embedded in concrete only after the frame is fully assembled, leveled, and squared. The site should also be protected from strong winds and prepared to accommodate a stem wall if you're raising the structure off grade, since a door extension kit is required for that upgrade.

Anchoring

Anchor your greenhouse securely to its foundation using the manufacturer-recommended hardware for your region's wind and snow load — the Modern is engineered to withstand up to 100 mph wind and 30 lbs/sq ft of snow load when anchored correctly, so this step is critical to the structure's long-term stability and safety. Every model includes corner brackets attached to the foundation/base frame that extend an additional 12" below ground level, and Exaco recommends building down to an 8" wide concrete strip foundation that reaches your local frost line, with a 4"–6" diameter hole left at each corner so the anchors can be embedded in concrete only after the frame is fully assembled, leveled, and confirmed square. Keep in mind that warranty coverage does not extend to damage resulting from improper anchoring outside of manufacturer recommendations, so taking the time to anchor the structure correctly protects both the greenhouse and your investment.

Water and power

Plan utility runs before your site is finished. Coordinate with your electrician and plumber to bring water and power to the greenhouse footprint, ideally routing lines underneath the base frame so they can connect cleanly once the structure is assembled. Electrical conduit is typically brought in at the most convenient point under the frame and then attached to the greenhouse structure to reach the desired location — custom-matched spray paint is available if you need conduit or fixtures to blend with the frame's finish. If you're adding an optional irrigation or misting system, the hookup connects at one of the gable ends near the ridge and can be directly plumbed or attached to a hose with a clamp; pairing it with a hose timer makes automated watering easy to set up.
